Westcountry Land

Knowledgable, professional, well networked and polite even when facing the most stubborn of obstacles

“Mawnan Smith is an area that has suffered from high house prices, due to second and holiday homes and retired incomers. Consequently locals have little hope of affording to remain in the area without new housing development, which has not been forthcoming in recent decades due to the residents being particularly vociferous in their objections to any schemes brought to the table.

“Cue West Country Land, who despite this difficult local standpoint succeeded in gaining planning permission for 42 mixed homes on our land. Throughout pre- planning consultation with the local Parish Council, Public Consultation and the full planning process, I found Westcountry Land to be knowledgeable, professional, well networked and polite even when facing the most stubborn of obstacles.

From drawing up the initial sketches to the point at which planning permission was granted, Westcountry Land handled everything. This took all the stresses we had previously associated with the planning process well away from us, leaving us to concentrate on our core business which would have suffered otherwise. In short, I would recommend Westcountry Land to anyone with strategic land that they wish to realise.”

Developers who do exactly what they say they are going to do

“We owned six acres in Mabe, near Falmouth in Cornwall. It had previously formed part of Tremough Barton Farm. The site is easily accessible and borders playing fields. The village is popular and has a successful primary school. Yet still, the numerous development companies that approached us were unable to secure planning permission for anything more than six starter apartments on the site.

“Westcountry Land has recently secured planning permission for 90 homes on the site, 30 of which will be affordable. After a vote of 15 to 1, Cornwall Council’s strategic planning committee emphatically endorsed the scheme.

“I am certain that Westcountry Land’s professional standing contributed most to securing the previously elusive planning permission. Justin and John are well known by Cornwall Council for putting forward sensible proposals that are well researched. Their strong rapport with the council results in an extremely high success rate in converting planning applications to permissions so we knew that they were best qualified. For over 20 years we’ve worked with developers who have failed to secure planning permission. That John and Justin succeeded is excellent news for us, but the speed at which the deal was made was much faster than anticipated too.

“How refreshing it is to work with developers who do exactly what they say they’re going to do. John and Justin pursued the deal with drive and determination to get the very best result for us. They gave us regular updates and were transparent in their dealings. They made the deal straight forward and stress free. We would definitely work with them again.”
