Outline plans for 220 new homes as part of a 2,000 homes parcel have been given the go-ahead.
Benefits of more than £4.5million will be provided as part of plans for 220 new homes around Exminster – as part of a masterplan for a parcel of land that will deliver more than 2,000 new homes.
Teignbridge Council planners on Tuesday morning gave the thumbs up to plans that Westcountry Land Ltd had submitted to convert the existing threshing barn into three homes and to build 16 new homes on land off Chudleigh Road in Alphington.
Outline plans for homes with open space and infrastructure works were also given the go-ahead and Justin Dodge, the applicant, told the committee that a total of 220 new homes would be provided.
He said: “We have worked with Teignbridge Council and the other developers for South West Exeter development framework plan. This is in full accordance with the development framework and we have worked with officers to agree the scheme.
“This is for a total of 220 new dwellings, public open space, and 11 acres of SANGS land, and this scheme delivers for than £2.6m of Community Infrastructure Levy contributions and £2.1m of Section 106 contributions to the area.”
The South West Exeter Framework will enable individual planning applications to be considered against a consistent and comprehensive approach, to secure the successful delivery of the allocation as a whole, alongside development in Exeter City, and will deliver at least 2,000 homes.
Planners have already approved a scheme by Bovis Homes for land near the Devon Hotel, spanning 90 hectares of land between Alphington Village and Exminster that will include almost 1,500 homes, a small GP surgery, a community hub, and land earmarked for a through school for primary and secondary pupils – but a time extension to sign the section 106 agreement has been granted until January.
It had been hoped that the Bovis Homes scheme would have been approved first, but planning officer Rosalyn Eastman said that the council were confident that the Bovis scheme, that will provide the necessary infrastructure for the new homes, would come forward and be provided.
