Revised plans submitted for 650-home Post Hill development

Midweek Herald

Westcountry Land has submitted revised plans for a major new neighbourhood at Post Hill, forming Area B of the Tiverton Eastern Urban Extension.

The proposals will deliver up to 650 new homes on land allocated for development within the Mid Devon Local Plan. Alongside a broad mix of housing, the plans include a care home, commercial space, children’s play areas, allotments, extensive public open space and new walking and cycling connections.

Unlocking a long-awaited development

The wider Tiverton Eastern Urban Extension was first allocated for mixed-use development in 2010 and is intended to provide a significant proportion of the town’s future housing, together with employment space, community facilities and supporting infrastructure.

Although development has progressed within Area A, the delivery of Area B has been held back for many years, largely because of uncertainty surrounding access.

Westcountry Land has acquired the freehold and secured control of approximately 35 acres within Area B, including the land needed to create a new access from Post Hill. This provides a practical route into the site and removes its reliance on the future delivery of infrastructure through Area A.

The revised application reflects further technical work and consultation undertaken as the proposals have developed.

More than new homes

The plans have been designed to create a connected and sustainable new neighbourhood rather than simply an extension of housing.

The proposals include:

  • Up to 650 new homes
  • A care home and age-restricted accommodation
  • Commercial and community space
  • A new country park and extensive public open space
  • Formal sports provision and children’s play areas
  • Allotments
  • Sustainable drainage and landscaping
  • New pedestrian and cycle connections

The application is hybrid, providing detailed proposals for the site access, estate road and associated infrastructure, with the remaining development submitted in outline.

Continuing to move the plans forward

The simultaneous submission of revised plans and an appeal will allow the proposals to continue progressing while the outstanding planning matters are considered.

Westcountry Land remains committed to working constructively with Mid Devon District Council, Devon County Council and local stakeholders to resolve these matters and secure the delivery of this important allocated site.

After more than 15 years without development commencing in Area B, the proposals represent a significant opportunity to provide the new homes, infrastructure and public spaces planned for Tiverton.
