Post Hill, Tiverton
650
Homes
Allocated in 2010 as part of Tiverton’s mixed-use ‘Eastern Urban Extension’, the Post Hill area is earmarked to deliver new homes, employment space, a school, a neighbourhood centre, and a new Country Park. Mid Devon District Council adopted a masterplan in 2014 (updated in 2018), dividing the site into Area A and Area B.
While development is already underway in Area A, progress in Area B has been delayed due to access constraints linked to phased delivery within Area A.
Westcountry Land has acquired the freehold and secured control of 35 acres (14.2 hectares) within Area B – including land that enables a new access point. This acquisition unlocks the potential for development to progress.
We are currently working with Mid Devon District Council and engaging in public consultation to shape a revised masterplan for adoption. A hybrid planning application has now been submitted, covering the land under our control. This includes detailed proposals for the new access road and the first phase of 150 high-quality homes. Additional development parcels will be brought forward in phases and marketed for delivery by other developers or housebuilders.
The design brief sets out a clear vision to create a development with rich, varied character – drawing inspiration from nearby settlements and the surrounding landscape. The emerging proposals focus on placemaking, strong pedestrian and cycle connectivity, integration with nature, and measurable biodiversity net gain.
Overall, the plans will deliver approximately 650 homes, including 50 age-restricted units, alongside generous public open space, a new Country Park, and 2.6 hectares of formal sports provision, including a 4G pitch and equipped play areas.
