We have secured an 8-acre parcel of land west of Victoria Road in Roche, St Austell (PL26 8JG). A full planning application was submitted in February 2025, and the scheme has now been approved by Cornwall Council. The approved proposal delivers 90 thoughtfully designed homes, with 23 designated as affordable housing, alongside access roads, open spaces, landscaping, and biodiversity enhancements.

The development is designed to create a well-connected and sustainable community, delivering much-needed homes while enhancing the local environment. The approval was granted unanimously by the planning committee, despite objections from some local representatives, with recognition of the pressing housing need and the scheme’s policy compliance and benefits to infrastructure, public open space, and layout quality.
